Timeshare owners should be cautious of unsolicited or unexpected email, calls or letters from companies offering to rent or sell your timeshare for an advanced fee, especially if the advance fee is required to be paid in cash or via wire-transfer. In most timeshare sales and real estate transactions, it is the buyer who puts up a deposit and the timeshare resale or real estate company gets its commission from the seller only after the deal closes. Many scam businesses are using the name, license number and even the address of a legitimate business. In most instances, the scam company's phone numbers will be different than the legitimate business’. We advise you check with your local regulatory agency, or agency where the company is located, to check the company's licensing status and current laws and regulations pertaining to the services the company is offering, and verify the company's contact information, especially the phone and fax numbers, matches the contract or solicitation documents. You should also check with your timeshare property to see if they have received any complaints or information on scams provided by other timeshare owners.

Documents we have received show this company is sending timeshare owners fake letters and documents that appear to be from a Government Agency in Mexico and Payment Disbursements from Banco de Mexico. These emails are sent from clientes.usa@subprocu-verificacion-gob.mx which is a fraudulent email address used by the scammers. You can determine if the email address is fraudulent if it ends with a dash (-) and agency extention (-gob.mx) All Mexican government agencies have an email address that ends with (dot)gob.mx (.gob.mx)The email addresses used by the scammers pretending to be with a government agency will end with (dash)gob.mx (-gob.mx) We suggest you verify the contact information of the government agency provided in the emails and on documents.
