This company sends out questionable direct mail solicitations to residents advising them that they can obtain a copy of their property grant deed for a fee of $83. Our complaint experience with these types of offers allege the company sends out misleading solicitations designed to appear as if they originate from a government source. Customers complain the solicitation offers the opportunity to purchase a copy of their grant deed for a exorbitant fee when in fact local government sources offer the grant deed copy for free or a nominal fee. ~~We urge caution! This company and others that conduct business similarly are not part of the Government and are not acting on behalf of any government agency. Property grant deeds confirm the ownership of a home or property and are mailed to new homeowners after a purchase is finalized. These deeds are usually required only during transactions such as home loan refinancing transactions to obtain a home insurance policy or a sale. If you are selling your home your real estate agent will take care of obtaining the certified grant deed for you. A a copy of the deed to your property can be obtained for free or at a low cost from your local Register/Recorder of Deed Office. You do not have to use these private companies to obtain copies of the deed or other public records. Although it is suggested that property owners have a copy of the deed the urgency to obtain one is greatly over exaggerated by these types of companies. There is little reason that a person needs to "Obtain One Now" since the County Recorder's office has the deed and at any time a copy can be obtained. If you want a copy of your grant deed or any recorded document contact your local Recorder’s Office.

The mailer appears to be designed to make you believe there is a sense of urgency to respond by using warnings of penalties or fines.~~State law makes it unlawful for any person firm corporation or association that is a non-governmental entity to solicit information or to solicit the purchase of or payment for a product or service by means of a mailing electronic message or Internet Web site that contains a seal insignia trade or brand name or any other term or symbol that reasonably could be interpreted or construed as implying any state or local government connection approval or endorsement unless specific disclosures are met.
