I rented a house from this company from September 4, 2018 until October 6, 2023 I put a 2000 dollar deposit down at the end of my lease I asked the company on November 6, 2023 about my deposit they said they was making repairs to the house. In June 22 ,2023 there was a flood from an act of nature and the carpet was destroyed. I asked for a detailed list of any damages they claimed was being said was from me not normal wear of a 5 year tenant and I got no list and no refund of my deposit. They said once the house was finished they would let me know. I noticed they was up for rent the next day and when I contacted them them gave me no answer. I moved back to my home town and gave them my new address so they could send my deposit. I have yet to get any information. They are ripping people off to obtain personal gain to repair property and get more money for the property. I am asking for help in this matter due to owner not trying to give me my deposit. I even left my refrigerator in the home. As a good faith measure. Resolution Sought I want my return of my deposit.

We understand this tenant's frustration and appreciate their willingness to bring this matter to our attention. We have talked to the tenant in detail about this matter many times. Most of our tenants are wonderful people that take good care of there home. After they move out, they return the home back to us in the same great condition that we originally gave to them. Most of our tenants do this and we are able to refund the full security deposit after they move out. In very rare situations like with this tenant, after the tenant moved out there was excessive damages. When this occurs, it puts all parties in a bad position because as according to the lease the security deposit has to be used to restore the home back to the great condition and standards it was previously at so the next tenant will have a great home to live in.

There was a floor in June on the 22 I have documented everything and had the landlord wanted me out to get more money for the home he tried evicting me 3 times and I won all the cases I had a lawyer that handled it and I didn’t damage this home I can show pictures I even cleaned and left my refrigerator I never was late on my rent and I have a video to show what the house looked like when I moved in and pictures of the move out. He chose to put new kitchen cabinets and bathroom repair to get more money I paid 695 a month he now wants 950 after he put money in the home he only needed to replace carpet which he refused to do while I live there so 5 months went by after getting a lawyer my lawyer said that I can will the case but A&C investments will file another eviction because he wanted me gone I even have documents from code enforcement that the damage from the flood was just to remove and replace carpet this landlord has taken my deposit unjustly and I want atlteast 1000 dollars which is half because no damage was mine normal wear of 5 years and flood damage of June 22 2023 which I can’t be held responsible for the flood

We are not sure what the question is now? We never want to evict anyone but unfortunately some people in rare situations violate the lease leading for us to file for eviction. We however do try to continue to work with tenants even after we file for eviction to try to be fair as we did with this tenant. We were able to settling before it went to court. We are happy that the tenant felt that it was a "win" without it going to court, that means that they were happy with the agreement. When we sign a lease we try to keep to that agreed price and not rase it for as long as possible unless we have to. This tenant lived in the home for a long time and luckily the rent stayed at the exact same low rate of $695. As everyone knows prices on all services have gone up significantly so the price has increased. We hope this answers the questions in the reply?
