Auben Realty leased a home to us that is UNLIVEABLE! The foundation isn't structurally sound, the is wood rotting, fire hazards, mold, massive holes and gaps throughout the home. We did not receive a list of pre existing conditions prior to submitting our security deposit as per Georgia Law dictates. There are several bldg code violations. We are being charged 1000 for a home that is clearly not worth that much. We submitted the deposit and 1st month rent without taking physical custody of the home, we arrived a month later and saw the home is not safe for anyone to live in and it is very likely that an infestation can easily occur. We will not be conducting business with this company. Resolution Sought We would like a FULL refund

We take your comments seriously and thank you for your detailed feedback. Auben Realty encourages all prospective residents to tour a home in person prior to applying and signing a lease. Our inspector completed a detailed move in inspection on 11/08/2021 with condition notes and 360 photos of each room. Our records indicate your move-in date per your lease contract was 11/09/2021. We do not require the security deposit to be due until the day of move in. You did not pay your deposit until 11/12/2021 and a detailed copy of the move in inspection was sent to the email addresses listed on file with us on 11/12/2021 at 10:20 AM as required. We take the condition of our homes seriously. At the time of the inspection, there was no evidence found by the inspector that any maintenance items needed to be addressed. We understand due to personal circumstances, you elected to start formally moving in on 12/02/2021 and did not view the home in advance of signing the lease. Residents are required to place work orders for any issues with the home on your resident portal or through our 24/7 call center which links to that portal. A team member also requested verbally that you submit photos and a work order immediately so we could address any maintenance concerns you had. According to our records, you did not report any maintenance issues through those platforms nor allowed a reasonable time frame for repairs to be made. It is our understanding that you have vacated the property and are no longer in possession. Our inspector has completed a move out inspection of the home. Our team is actively attempting to work with you on a settlement agreement. Our attorney has also followed up with you to relay this offer. We look forward to hearing back from you so we may reach an amicable solution. All prospective residents are encouraged to view homes in person first prior to applying or signing a lease. Our records indicate you elected not to do this as you were out of town. A move in inspection with detailed condition notes and photos were provided to you as required on 11/12/2021. No maintenance requests were submitted, and no reasonable time frame was provided for Auben Realty to properly address maintenance issues. A settlement agreement has been submitted to you by our attorney.
