I rent a property from them this apartment is in poor condition when I first rented it 2yrs ago couldn't ask for a better landlord, but after a few months he sold the building to someone else, since then I have never met the landlord not one time, then the manager changed, since then I have told them I switched jobs and can not pay my rent until the 15th of the month which it's paid every month and I pay the late fees never for the last year have they had a problem with this until I started telling them what is wrong with the place I literally need a new door it's unsafe, the kitchen cabinets are all water damaged and rotting. So now it's not okay to pay the rent on the 15th and yesterday day I get this notice to terminate my lease but it's literally not a 30 day notice like it's supposed to be it's dated 3/18/2022 and said my lease was up on 3/17/2022 then under that it says must give 30day notice from the day the lease was terminated with means should of got the notice last month that would of been 30 days, and the property manager has tried breaking in my apartment because she did not have keys from previous landlord, then has tried walking in my house with out my permission while she thought I was asleep to show property.. Every one tells me I should sue them for illegal eviction. Resolution Sought To help me figure a solution out

Sara has rented the property since 1/1/2021. When Sara moved into the apartment, she was under the same Property Management Company but was dealing with a different property manager. As stated on her lease, in section 1.3 RENT "all subsequent payments due on the 1st day of each and every month thereafter. Rent not received on or before the 5th day of each month will be subject to a late charge of $25.00." The issues with the apartment were sent as a text on January 18, 2022. When the Property Managers of the property arrived to do a walk-through of the property on Saturday February 5, 2022. Sara was aware of the walk-thru and said she might not be able to be there but knew we would be entering the property as stated. When the property manager put the key in the door, the door casing pushed open as stated in her maintenance request above. The Property Management company let Sara know that the casing had came loose and that the key that they were provided from past property manager was not the correct key. They did not access the property that day as they didn't push the door open past the casing. Sara's guest Corey called the police thinking someone had broken into the apartment. The property manager met the police at the property and Corey explained that he did not know that the Management Company had been there and let Sara know about the casing. On February 24, 2022 Sara was texted that there would be a showing at the property on February 26, 2022 which she replied "I'll be here but might be asleep." When management company and realtor showed up to apartment, manager knocked and Sara answered the door and showed realtor around the apartment. As stated in section 4.2 ACCESS TO PREMISES of the lease. Sara is currently on a month-to-month lease requiring a third-party notice of non-renewal of lease. The 30-day termination date was mistakenly indicated as 3/17. Sara was reissued a corrected 30-day notice on 3/29/2022 to vacate the property on or before 4/28/2022. Section 4.7 SURRENDER OF PREMISES states that "Upon the expiration or termination of this lease, Tenant shall surrender to Landlord the Premises, its fixtures, appliances and equipment in as good condition as of the commencement of this lease (ordinary wear and tear excepted). At Landlord's request, Tenant, at Tenant's expense, shall remove Tenant's alterations, improvements or additions to the Premises and repair any damage caused by such removal". Sara has an unauthorized dog living at the property which has caused damages to the carpet and is locked in a cage of animal feces. No Pet policy as stated in section 2.1 PETS. She also is the only person authorized to live on the property as stated in section 1.5 OCCUPANCY on her lease.
