I am filing a complaint regarding my Capital Vacations ownership, Owner 1030507. I first attempted to resolve this issue a year ago but was unable to reach a solution. I have reached out again recently but have not received a substantive response or resolution. My core dispute involves misrepresentation during the sales process. I was not told upfront about the yearly increases in maintenance fees, which have become outrageously high and unreasonable. And, I was under the impression that the timeshare would increase in value and that I could rent or sell it, which has proven not to be the case. I have heard from Customer Relations recently, but they stated they could not help me. However, I recently received a welcome letter from Maria Kalber. As standard complaint channels seem to have failed, I am requesting that my case be escalated directly to Maria Kalber or upper management for review. The financial burden is no longer affordable, and I was not fully informed of these realities. I need Capital Vacations to cancel my ownership immediately. There should be no further hold up in me getting some help from Capital. Resolution Sought I want my account closed and my money back from Capital Vacations. I'd really like to hear back from management, not customer relations since they have not been helpful.

We are sorry to hear that Ms. Hulver’s experience with Capital Vacations was less than satisfactory. On February 9, 2026, we attempted to reach out to Ms. Hulver to address any concerns she may have had. Unfortunately, we were unable to make contact. In reviewing her complaint, she has indicated a desire to cancel her contract due to financial hardships. In review of her file, it appears our agents have made several attempts to communicate with Ms. Hulver regarding the requirements for canceling her contract, but we have never received a response... While we do not have a program that allows owners to just walk away from their contractual obligations, we do offer other options that Ms. Hulver may find useful. Please have Ms. Hulver contact our Financial Services for possible settlement options. She can reach Financial Services by calling 833-849-0301, Monday through Friday, from 8:00 a.m. to 5:00 p.m. (EST), and our team will be ready to assist her with any available options.

I am writing this complaint against Capital Vacations regarding the deceptive and predatory way they handled our contract. We explicitly told them we could not afford this because we were saving to buy a home, but they refused to listen. A man named Leroy told us he wasn't even a salesman and worked for corporate, yet he pressured us into more points that cost more than a lifetime of vacations would ever cost. He promised us a way to eliminate maintenance fees and said he had a contact who would refinance our loan to a lower payment, but that was a lie. The person never called us back, and now we are stuck with a debt that is preventing us from getting a home loan and ruining our chance at retirement. They also told us we could use the points in the Philippines and that it would save us money, but we can't even afford to go on vacation at all, and one of the only times we stayed with them, we had to evacuate for a carbon dioxide leak. I truly feel like they took advantage of me as an elderly person. Most recently, Gabriel Cuenco mentioned a Graceful Exit program but told me I had to pay $1,804.25 in maintenance fees first. When I asked for more information, he completely stopped responding. We have been lied to from the start and this has caused us significant financial and emotional distress. Resolution Sought We want to cancel everything we own immediately and get a full refund of all money paid.

We aren't accepting this generic response from Capital Vacations. Sending us to a customer service phone line is just a way to hide the real issues we’ve raised. We already tried talking to your people. Leroy lied to us about being a salesman and promised a refinance that never happened, and Gabriel Cuenco stopped responding entirely after trying to charge us another $1,804.25 for a "Graceful Exit" program. We were very clear with your staff that we were saving for a home, but we were pressured into a debt that is now ruining our retirement and our credit. Between the constant lies and the terrifying carbon dioxide leak we had to evacuate from during our stay, we have no intention of moving this conversation behind closed doors. We don't want another "discussion" to better understand the situation. The situation is clear. We want a written confirmation posted here that our contract is cancelled and every cent we paid is refunded. We are prepared to keep this dispute public until you actually fix this and release us from any further financial obligations.

To do so, certain obligations must be met, including payment of the loan in full, any outstanding maintenance fees, club dues, facility fees, and the required exit fee. At this time, these obligations have not been completed, so the contract remains active. We understand financial challenges can arise. While contracts do not allow unilateral cancellation, our Financial Services team can review options or payment arrangements to help.
