I applied to Copperfeild Apartments in June 2023, upon signing my agreements, my amount to rent was $929. This did not state if that included water/sewer/trash, leaving me only O&E bill to take care of. There was no set amount, but it never went over the amount of $40. Then a new management took over the apartments in September, at the time they did not charge the additional fees, just the water and trash. In December I noticed a huge rise on my rent, they stated it was my rent ; plus water and a fee, trash with a fee, and sewer with a fee. The amount of my rent from $929 to $1,004.32. Copperfeild apartments repaired the water and heater on the property and I believe using their tenants to pay for it. They don't explain in their lease that it's not a set rent amount or explain to tenants of raises of water/sewer/trash when work orders are done and that tenants are responsible for the increase in amount. They don't send an email stating will have to pay for the increase of water they used while repairing the damages. I've also sent out maintenance requests for a leaking sink or garbage disposal, they said it was fixed, but I still have a leak and it's damaging the wood, and they will make me pay from my deposit for the damages. Even though I made the effort to report the leak, and it not being resolved. Resolution Sought I just want my deposit back, I feel like I shouldn't have to pay for the extra fees they add to the rent for property fixtures or damages that I have reported.

Thank you for bringing this concern to our attention. We have thoroughly investigated the issues outlined in the recent complaint and would like to provide you with a detailed response. Firstly, upon reviewing the lease agreement signed in June 2023, it is confirmed that they are responsible for water, trash, sewage, and OG&E, as per the terms established by the previous management company. We assumed ownership of the property in July 2023 and are currently navigating a back billing situation with our water company. The increased charge for the month of March, covering the period from 10/31/2023 to 12/14/2023, was communicated to all residents via email and word of mouth. We understand the challenges this may present. Regarding the reported work orders, our maintenance team has made persistent efforts to address them. However, it has come to our attention that access to your unit has been hindered by a large, aggressive dog roaming freely. In order to resolve this issue, we have taken the initiative to schedule a visit on a Saturday, requiring our team to work on their off day to ensure a timely resolution and for the animal to be secured. Despite multiple attempts, our leasing team has been unable to establish contact with you regarding restraining the dog. Your cooperation in this matter is crucial to creating a safe and efficient living environment for all residents. We have exhausted all available courses of action and options, and your cooperation is essential for the successful resolution of these matters.
