My complaint is Patrick the inspector says my hot water heater was working and the day I moved in it was so I called him on several occasions,He walked us through how to Light the pilot but the heater was gone up ,Patrick said replace the threes Copple but the heater wouldn't light at All it was dead ,I called him again he says to call a plumber I did and they charged me 3000 to replace it,The plumber said it's no way this house should have passed inspection knowing the water heater wasn't working at all. Resolution Sought I would Like the business to pay me back for the water heater.

I purchases a home the hot water heater was t working I immediately contacted my home Inspector and he advised me he couldn't come fix anything due to him inspecting the house ,I settled on 11/30 the day I came in was two days later to find out no hot water I called Patrick he tried to tell me how to light the pilot but it wouldn't stay lit he said call a plumber to replace the thermal coo Al which I called roto Rutter they came out said the water heater needed to be replaced cause it was outdated and the text tried to light the pilot several times but nothing would light,I called Patrick several times about the matter he kept trying to say it worked,How could it have been working when I moved in it wasn't working I had to pay 3000 dollars to replace the water heater for a home I only been in three days unacceptable Resolution Sought I want my money back cause had he inspected this home correctly the house should not have passed inspection

Hello Ms. Simms, We provide All of our customers (90 day structural and mechanical warranty was given to you at no charge which the company provides because we want what's best for our clients. (You chose NOT to use the warranty)The water heater as you said was working perfectly fine the day I inspected your home. Please understand mechanical appliances break and we can not predict the future. I put in the report the age and, also pictures of the water heater and functioning perfectly fine the day of inspection with pictures to prove it was providing 118°F water. It's a simple gas water heater. There is (Nothing) which can't be replaced to make it functional again unless the tank leaks. It's unfortunate the plumber took advantage of you for simply not knowing, but changing it out and the plumber charged you far more than the cost of the appliance and labor ( Spending 6 times what a water heater actually costs)the money to replace was your decision and you "Did not consult me after this plumber took advantage outright lied to you ". A home inspection is a snapshot in time for the day of inspection only. We can not predict the future. A thermocouple cost less than $20 and most likely would have fixed the problem. There are dishonest people in the trades who are will take advantage of people for profit. It's unfortunate, but an appliance was working at the time of inspection. There is nothing we can do to predict future breakdowns of mechanical appliances and once again, the Free 90 Day structural and mechanical warranty would have come out and fixed the problem for a very small deductible.
