There is a fraudulent or deceptive real estate transaction that has left me financially responsible for a mortgage on a home I no longer own, and which has caused significant damage to my credit and ability to obtain new housing.In or around 04/24/2024. I was contacted by a company called EquityHorizon Ventures, LLC, specifically by a woman named Jennifer, who offered to buy my home in susanville ca. I had been trying to sell the property for some time without success, and I was told this would be a fast and simple "cash offer" purchase.l was presented with a complicated transaction that I did not fully understand. EquityHorizon created a limited liability company using my name, "Ruben Moreno LLC," and had me sign a quitclaim deed transferring the property into that LLC. I was then given an "LLC Purchase Agreement with Bill of Sale," which stated that I was selling my interest in the LLC to EquityHorizon for $20,000. I signed the documents and transferred the property based on their representations that they would "absorb the mortgage" and take full responsibility going forward. I did not have a lawyer or real estate agent representing me. After the transaction, EquityHorizon took control of the property and I received $20,0000 for the LLC, i remained the only person listed on the mortgage with Shellpoint Mortgage Servicing, and I am still legally responsible for making payments. recently Shellpoint told me they have no record of EquityHorizon or Jennifer Resolution Sought Equity Horizon Ventures and/or Jennifer assume the mortgage and remove me from the mortgage so I can purchase another home
