I would like to file a complaint against my former leasing company with whom rented for close to three years. I kept their property up to part and even spent extra money to clean and paint the house before vacating. They are holding all my deposit of 1395 claiming the amount will cover cost of carpet cleaning. The same company I believe also discriminated me and my family by not allowing us to transfer to another property after giving us a short notice to vacate due to owner selling. They claimed past eviction which was disputed and resolve by all credit bureaus. I did paid my rent all the time I stayed at the house and developed an excellent rental record but this was not considered thus almost causing my self and my family to become homeless.I have heard the worst experience ever renting via Evernest. I am in big debt for their actions since I had to borrow funds to secure a place to stay abruptly and now they are refusing to issue back my refund claiming it's going towards cleaning and carpet services. I spent days cleaning and scrubbing even hired a carpet cleaning prior month to getting put out.they also holding part of funds claiming I vacate the house prior to my lease expiring in which they recently amended in order to put me out and sell the house. Their representative stated to let him know if I live early and I won't be charged. a Please assist to resolve this issue. I need my deposit back and be compensated for emotional distress the company put me through. Thank Resolution Sought Issue back my full security deposit and offer an apology for the emotional distress I suffered trying to relocate my family with minimal time.

The tenant was informed on July 13, 2022, that he needed to vacate the property by 09/08/2022 per the attached lease agreement. The lease agreement provides that either party may terminate the lease agreement with 60 days' notice. The tenant was reminded of this notice to vacate on August 26th with move out instructions. Within the 60-day notice to vacate, tenant attempted to apply for another property within our portfolio but was denied because of a previous eviction. The tenant was an inherited tenant from an acquisition of another property management company. Therefore, Evernest had no prior knowledge of tenant's eviction on his record In order to remain compliant with the fair housing laws in the State of Georgia, we are not allowed to make exceptions of our underwriting policies for any applicant. As such, the tenant was asked to move out according to his notice date of 09/08/2022. Upon the move-out inspection it was noted that the carpets had multiple stains that required heavy cleaning. The tenant also acknowledged that he attempted to paint any spots on the walls but left multiple paint spots on the trim, outlet covers and floor in some areas. There is also damage to blinds, doors, light fixtures, and flooring (outside of carpet) where The tenant was not charged for that damage. The tenant was refunded $183 of his security deposit as per the report attached. The tenant owed rent from September 1st - September 8th that was taken out of his security deposit along with the carpet cleaning. The tenant's move out was handled according to Evernest policy and his lease agreement. The tenant's application was also handled according to Evernest policy, and the regulations set by the fair housing authority.

Hello, The owner takes care of maintenance at this property, and has reached out on several occasions to schedule repairs. The inside breaker box was replaced after lightning struck the property. The owner's estimator visited the property several times to address remaining concerns, but the tenant would not provide access to the home and then went out of town. We are currently waiting on the tenant to re-schedule, so the owner is able to proceed with repairs.
