When I first began to make this purchase; I thought a certain portion of my Great Grandfathers land belonged to me. I didn't even have the right address for them to drop the home off too. I explained to Monica Allison on or about May 1, 2020 that I didn't even have the Deed to this property. She said that I didn't need the deed; all I would need is permission from my relatives to put the Manufactured house. I signed the contract with 21st Mortgage in May 7, or May 9, 2020. And I paid $3000 down payment. I ask for a refund and only got $2400 back. When I called my housing consultant;"M***** ALLISON", back and ask for the $600 difference she contacted her supervisor who said that my money was taken for; " PROCESSING CHARGES". I think this is wrong and I should get my $600 back, because I had already informed Monica Allison in April; that I would have problems getting the Deed because my land was tied up in Probate Court and that I didn't think that my relatives would give me permission to put the trailer there. Resolution Sought Refund me my $600 .

Company states: Mr. Daniel placed a $3,000 deposit Factory Select Homes via credit card transaction. Before Mr. Daniel could proceed in processing his card, he agreed to the following statement: Please be advised that if you use a credit or debit card for a payment and there is a cancellation, processing fees calculated at 3% of the original charge will be deducted from the amount of your refund. Mr. Daniel requested a cancellation due to not having a deed to the property that he planned to place the home he intended to purchase from Factory Select Homes. The refund to Mr. Daniel was processed according to the above agreement and per the executed purchase agreement, specifically page 9, "Payment Disclosure Refund and Termination Policy", $395 home preparation fee. Mr. Daniel was issued a refund in the amount of $2,515. The difference of $485 is broken down as $90.00 credit card processing fees and $395 home preparation fee.

My argument against Factory Select homes is that they knew that my property was tied up in Bullock County, Alabama Probate Court; and they still offered to sell me the home; I feel like I still should get a refund; because, how can you sell someone a Mobile how without having a Deed/or land to put it on.
