I was a New Home Buyer not present at time of Home Inspection for my VA Loan. Don Wright, made the inspection overlooking safety issues in main electrical panel but more important and costly was shower plumbing, his reported stated shower valve in master bath was lose while he could not write anything about shower valve in second bath. My Realtor was there with me, watching me inspect both showers wear the main valves and wall plate covers pulled away from the wall by 21/2-3 inches. My Realtor said I could not request funds at closing since the Home inspection did not detail the real problems with the valves. Repairs involve PEX Plumber w/tools to open up back side of wall to access and re plumb securing wall control valve secure. This was needed for both of the showers; Re Plumb, valve fitting, support brace, drywall, paint. Resolution Sought I first contacted Donald Wright in February to state he overlooked a major problem in which he stated I could put a metal plate inside wall to hold shower valve in place. I was to ask for refund of Inspection cost made of $504, but he did not follow up with release he wanted. Cost to repair both showers after having inspected, $4,900.00

11/20/20 The home inspection was completed. The inspection takes around 2-1/2, hours not a quick walk thru. 11/20/20 5:30 PM The home inspection was accessed by Mr. Hickman 12/23/20 Mr. Hickman had me come back to redo his wind mitigation after having his truss straps retro fitted and roof replaced. This inspection was paid in full. 12/23/20 after completing the wind mitigation inspection, Mr. Hickman asked me to look at the master shower valve stating it was loose, which I did. He mentioned I had missed it on the inspection, he said nothing more at this time about wanting me to pay for the repair. Mr. Hickman did not mention anything about the electrical deficiencies during the reinspection. I reviewed the home inspection after my reinspection, it clearly stated the master shower valve was loose, suggesting having a licensed plumber to evaluate and suggest repair options. See the home inspection attached page 5 section 9 of the home inspection.This clearly shows I look for the loose plumbing fixtures. No more communications until 6/18/21 almost 7 months. On 6/18/21 I received an email from Mr. Hickman requesting copies of the inspections I performed at his home. I sent them three times before he said he got them. At this point almost 7 months have passed since the inspection was completed. I had a phone conversation with Mr. Hickman on or around 6/18/21. He told me he was not happy with the inspection that I had missed the loose shower valve in both bathrooms, and something electrical near or in the electrical panel. He mentioned he had the electrical repaired. I tried to tell him that the loose valve in the master was on the report, that to my knowledge the second bathroom did not have that issue at the time of the inspection. I was not aware of any electrical issue near the panel. It has been 7 months since the inspection was done. After going back and forth for several minutes, I asked Mr. Hickman what do you want from me? He stated $1000.00. I told him that I would discuss it with my partner on Tuesday when he returned from vacation. On 6/24/21 Mr. Hickman emailed me stating he would accept a full refund if the inspection cost of $504.00. On 6/24/21 we agreed to refund the cost of the inspection $504.00 not as an admission of any guilt, we as a company will refund the cost of the inspection for anyone not happy with our service. On 6/26/21 I emailed Mr. Hickman stating I was going to be in his area that day, I would drop him off a check and he could sign the release that he agreed to sign. Please review the chain of emails sent to and from Mr. Hickman below. When the inspection was done in November 2020 the master bathroom valve was loose in the wall and was clearly called out on the report. I'm making the assumption that when the pipe in the wall was installed, it was not loose, and at some point, the anchoring system failed. I believe this happened in the guest bathroom as well. Mr. Hickman did not follow my suggestion to have a licensed plumber evaluate and repair. As for the electrical, Mr. Hickman said he had it repaired, I never saw it or called it out on the report, so I have no knowledge of the issue. I did call out there was a ground fault outlet issue in the home, again suggesting having a licensed electrician evaluate and repair. Some of the outlets in the garage were not accessible because of personal items, this was clearly called out on the inspection as well on page 15 section 5 of the home inspection. Mr. Hickman initially asked for $1000.00 and agreed on $504.00 and now thinks that this is worth someone losing their livelihood for 5 years. Mr. Hickman appears to have had issues with other contractors in the past based on the profanity laced email below dated 6/24/21 @1:42 pm. We have performed hundreds of inspections please look at the Google reviews out of 202 reviews 201 were 5 star and one was 4 stars because he thought we were high priced. Mr. Hickman signed our home inspection agreement (attached copy included) stating. 8. If you believe you have a claim against us, you agree to provide us with the following: (1) written notification of your claim within seven days of discovery, in sufficient detail and with sufficient supporting documents that we can evaluate it; and (2) immediate access to the premises. Failure to comply with these conditions releases us from liability.

The Bottom line is that he did not do a thorough inspection costing me $1000 for Bathrooms, Valves Repair from pulling away from the walls causing leaks in both Showers. AND Yes, I repaired the Electrical Panel due to "life safety issues", which cost me $250 out of pocket. His lame excuse was, "an inspector does not move things that may be blocking something to be inspected. In his photos, the Main Electrical Panel was clearly accessible. Tell him you want the $1250.00 to cover expenses for repairs that could have been requested on the day of final walk through with 2 hours away from Escrow Closing. Again, and Again....my Realtor told me these areas were not brought up or discussed during Donald Wright's Inspection...she told me, "there is nothing on the Inspection report you can claim".

I received the complaint on 6/18/21 almost 7 months had past. Mr. Hickman signed the home inspection agreement prior to the inspection. The agreement clearly states any claim against us requires written notification within 7 days of discovery. Failure to comply releases us from liability. We agreed to refund the cost of the inspection in full, not as an admission of guilt, as a company we will refund the cost of the inspection to anyone not happy with our service. Mr Hickman agreed to this on 6/24/21, then on 6/28/21 declined because the refund did not happen in a timely manner according to his written response. Mr Hickman's complaint in short is about two things. The plumbing fixtures in the two bathroom showers are loose in the wall and an electrical issue in the garage. My report clearly noted the loose plumbing in the master bathroom on page 5 section 9 of the home inspection report, suggesting having a licensed plumber to evaluate and suggest repair options. The second bathroom was not called out. I clearly look for the loose plumbing fixtures, my assumption is the second bathroom fixture brackets failed after the inspection was completed.
