Customer Complaint

On 2/2/2023, Oakwood Properties filed an illegal eviction claiming I was behind on rental payments for the period of November 2022 thru January 2023. I have receipts of on time payments from my bank and a leisure written by Oakwood Properties confirming payments. Oakwood Properties staff deducted late fees and filing fees from on time rent payments to decease or fraud court documents to show negative arrears on several low income or families. I saw handwritten lists of tenants being defrauded by Oakwood Properties. Resolution Sought I would like the administration of Oakwood properties to properly review their records and bring reconciliation to these accounts.

Company Response

Company states; It is stated in all of our leases that rent is due by the 1st and late after the 5th. At that point, per the Statues of the Oklahoma County Clerk's office a 5 day notice is sent to the tenant and the property legal process of eviction proceedings begin. Ms. Woods alleges that the court documents that were processed by Oklahoma County Clerks office and the judges that made rulings on the cases were "illegal". In each and every court that is filed in eviction court in the State of Oklahoma, court clerk staff exanimate all documents that are filed that pertain to the case, for errors or discrepancies before the judge makes a ruling and signs off on the case. If there are any discrepancies or errors, the court staff, judge or legal representative brings it to our attention and the necessary adjustments must be made to the documentation before the judge will sign off/make a ruling on the case. Once a ruling is made on the case, then notes are placed in the tenant file, and we proceed according to the judgment. Respectfully, submitted, Oakwood Property Management

I have put in a 30 day notice to vacate the property. I will be moving by March 6, 2023 . The issues with records of payments were not resolved. I have recently reviewed comments and complaints for this company. It was shocking to see so many bad reviews. I believe I have made the best decision for me and my family.
