Purchased house in banning, the real estate agent purchased a policy with Old Republic, I turned on the dishwasher and water started coming out by the sink and garbage disposal not working, I called Old Republic Home Protection, they stated they would send a tech and charge me $1 to open my credit card account with them. When they came, the tech stated he can't fix it and that I would need a plumber, they stated they would send someone else, but they never answered. So, they sent someone else, but they stated it was going to cost $200-$300 independently, stating that Old Republic would take a long time to respond. They use sub-contractors and did not fix it and they charged me $100. And then on top of that the light switches stopped working and they sent an electrician, and paid $100, and the tech told me to pay him an additional $100 with no receipt given for my payment. I spoke with the VP, Tom, and he was not helpful at all. They keep sending me bills, even though I told them I wanted to cancel policy. They told me I had to contact a different department. I have to take time off work to have them come out and not make any repairs. Resolution Sought Cancel policy and reimbursement payments I made.

I'm covered by a home warranty Plan # 33160543 with ORHP Co. covering the appliances in my home from 06/18/2023 to 06/18/2024. On 08/15/2023 I called ORHP Co.(800)972-5985 and made a service request, I reported my water heater was leaking badly and making a high pressure sound. ORHP dispatched a repair service of their choice, "OSP plumbing and rooter Co." (702) 772-7222, their technician came to my house on 08/17/2023, diagnosed my water heater, determined that it needs to be replaced, notified ORHP Co. Later that same day, I received a call from ORHP Co. authorization department by a woman named "Aleta", she informed me that the company doing the work wanted to charge me $895.00 for what they called "modifications" in addition to what ORHP is going to pay them for a new water heater plus the labor to install it. I refused to accept and pay that because I shouldn't have to pay extra for an item that's covered under my ORHP plan, and also because the water heater they wanted to give me is INFERIOR to the one I have, ORHP plan says that they would replace the item with a comparable item of EQUAL OR GREATER VALUE. My old water heater specifications are 40 Gallons capacity gas water heater with 40,000 BTU heating power, and 12 years warranty. The water heater they're offering me is 40 gallons gas water heater, 36,000 BTU heating power, and 6 years warranty, which is clearly inferior to mine. The other choice my ORHP plan provides for is a "PAYMENT IN LIEU" / "cash buy out" opt Resolution Sought I would be willing to accept as a fair resolution one of the following two options. * Have my water heater replaced with 40 Gallons capacity gas water heater with 40,000 BTU heating power, and 12 years warranty NO LESS! AT NO COST AS COVERED BY MY PLAN / POLICY * Receive a "PAYMENT IN LIEU" as my plan says of exactly $875.00 NO LESS "NOW" * ORHP must drop their "FALLS REQUIREMENT" that I have to submit a paid invoice for replacement of my water heater BEFORE they send me the check

Dear Consumer Business Alliance, Old Republic Home Protection is in receipt of the follow up response to the initial complaint. IF Mr. Massey chooses to accept payment in lieu, it is clear he will be using his own outside contractor. Therefore, the language related to such is in effect, less the necessity to have the work authorized. The total amount of reimbursement has already been provided via the estimate by the ORHP in-network provider. Mr. Massey has been given the choices based on the terms of the applicable Plan. Those choices are to approve the Plan non-covered costs and allow OSP Plumbing to install the replacement, or he can choose to accept payment in lieu of repair up to the amount of $790.00 = $875.00 – trade call fee of $85.00. He is welcome to provide me his answer at [email protected]. As of this reply, I have not received his reply. An invoice is required per the Plan terms and conditions. The trade call fee will be deducted also per the terms and conditions. The maximum he will receive will be $790.00 based on the invoice provided. I don't agree with what he says ORHP is trying hard to not abide by the plan / contract I have with them, they don't want to pay anything, or if I were to accept their replacement, I have to pay for it even though it is covered under my plan, and they want to replace my high quality water heater with an inferior cheap one, which I do not accept.
