I am the owner of US Nails. I have a 15 year lease as the Tenant with SouthField Center Station, LLC who is my Landlord. For the past 15 years I have paid my rent & additional CAM Fees including my proportionate share of Real Estate Taxes of $425. In April of 2024 I renewed my 5 year term lease, I received an email confirming that the additional rent of $425 would remain fixed. However, The Landlord sent me a bill of $6,254.29 stating I owed additional Tax for calendar year 2023. I have never received any additional Tax charge as I pay the tax within the CAM Bill monthly. I advised the Landlord that this charge is a mistake & the Landlord changed my lease without my authorization adding $536 dollars in an extra charge every month. Even though I have paid the yearly increases in rent & $425 each month, they have illegally charged my lease & stated if I did not pay this illegal double tax, I would be evicted from my Business. My wife & I run this Nail shop Business & this double taxation and illegal eviction will cripple our business. Thank you for all your help. Resolution Sought I would like the Landlord to cease this illegal collection of taxes I've already paid & stop the harassing eviction threats. I continue to pay rent & the $425 CAM Charges, yet the Landlord states I'm going to be evicted for failure to pay this $6,254 in a proportional Tax bill that I already paid monthly. The Landlord states they can charge me any amount they want as additional Rent. I also believe because we are Vietnamese, I am being unfairly discriminated against.
