My mortgage company SECURED EQUITY FINANCIAL change the date on my mortgage statement from the 15th to the 5th of the month. I mail my payment in on the 6th of the month so it will get there before the 15th and my statement will show the monthly amount I am paying for that month. For the last two months they dated my statement on 10/5/22 and 11/7/22 now I mail my payment to them on the 6th of the month so they can get it before the 15th then my payment show on the next statement. The 9th month and the 10th month show the same payment because the date on the statement changed from the 15th to the 5th now my monthly payment is not posted until the next month and my balance is high because it last month balance and not the true balance. This month my statement shows my balance is 39,141.19 that's wrong because if my payment post before the 15th like it originally was the payment 284.14 post to the account then my balance would be 38,875.14 for 11/1/22 that's the real balance. PLEASE ask them to put my monthly BILLING STATEMENT BACK ON THE 15TH OF THE MONTH THEN MY PAYMENT AND MY BALANCE WILL REFLECT CORRECT PAYMENT AND BALANCE FOR THAT MONTH NOT NEXT MONTH IT'S SHOWS THE PAYMENT ONE MONTH BEHIND AND MY BALANCE ONE MONTH BEHIND. Resolution Sought Please change my monthly billing statement back to the 15th so my payment is received on the 12th of each month and my balance will be correct each month. If the payment is not received by the 16th of each month, then i will be charged with a late fee and I'm never late on my payment. Company states; We have spoken with Mr. Hibbler on numerous occasions in an effort to help him understand his mortgage. We have also explained that our statement processing is not and will not be dependent upon when any individual customer sends their payment. All statements are processed on the 5th of the month. If any debtor would like the payment for the same month the statement is processed reflected on said statement, the payment must be received on or before the 5th of each month. Otherwise, the payment will be reflected on the following month statement. It appears Mr. Hibbler has called our system so many times within a short period that the system has blocked his phone number as a spam caller. We have manually unblocked his number. We have done everything in our power to assist Mr. Hibbler in understanding his account and the mortgage process. We have suggested on numerous occasions he consult with an accountant as we have not been able to help him correctly understand. We have also provided numerous pay histories to Mr. Hibbler in an effort to help him see that every payment has made has been properly reflected on his account. Secured Equity Financial closed Mr. Hibbler's escrow account because he requested new policies be paid 4 times in a 6month period, 2 of which were paid and 2 of which we never received any documentation for, we advised it best for him to handle his taxes and insurance and refunded the escrow account balance of $969.85 on November 29, 2021. Mr. Hibbler seems to misremember or misunderstand how his account has been handled. Secured Equity Financial conducts escrow analysis annually. On Feb. 21, 2018, it was determined there was a surplus in the escrow account and refunded $1,989.27 to Mr. Hibbler via check that was cashed March 1, 2018. Everything in Mr. Hibblers complaint is false fabrication. Every penny received from, or advanced to him or on his behalf has been accounted for and evidence provided to Mr. Hibbler on numerous occasions. We strongly encourage Mr. Hibbler to refinance his mortgage with another lender.
