Unjustified Mortgage Rate Increase and Escrow Charges

On February 7, 2025, I received a letter dated January 1, 2025 (sent on February 4, 2025), informing me that my interest rate was being increased to 20%. The reason given was that I had allegedly failed to make my mortgage payments. This claim is completely false. I have never missed a mortgage payment, and I am not behind on my payments. For over a year, this company has repeatedly attempted to change my monthly payment, falsely claiming that I have not been responsible for paying property taxes. This is also untrue. I have made payment arrangements with Harris County and Galena Park and have been consistently making payments. Despite this, the lender unilaterally paid the full amount of the taxes, disregarding my agreements and the payments I have already made—without informing me. This is the second year they have done this. Additionally, they have attempted to impose insurance providers on me, despite the fact that my home has had an active insurance policy. My original mortgage agreement, with the bank from which I obtained the loan, set my monthly payment at $936.33. Now, this company is arbitrarily demanding $3,187.50, claiming that I have not paid escrow. However, escrow was not included in my original loan agreement. I have provided all necessary documentation, sent multiple emails, and made weekly phone calls, yet I have received no resolution. This company is violating my rights by forcing me to accept terms that were never agreed upon and failing to honor the original mortgage contract. I demand an immediate investigation into these unfair practices and a resolution that restores the original terms of my mortgage agreement. I will not accept this unjustified rate increase or the fraudulent charges they are attempting to impose.
