This business is my landlord. The house that I rent was marketed as a two bedroom house, but the "second bedroom" is an upstairs attic space that has no ventilation or doors. When we first moved into the house, the hot water heater was not functioning. It took about a month for them to fix it, and then eventually replace it because it still didn't work. My roommate could not even stay with us in this house for the majority of the time we've been here, because the upstairs space that's supposed to be her room is completely unlivable. We had to move a lot of her things downstairs so it didn't melt. She is also pregnant. WE eventually paid for a portable AC unit to help the upstairs, but as soon as this summer rolled around, our central AC stopped working. They sent someone out to fix it once, and it broke again a few days later. Now it has been over a month without central AC (we're left with just an old window AC unit and fans). We did put in a maintenance request as outlined in the lease, but it still hasn't been fixed and rent is due today. I decided to notify the landlord that per my legal right to habitable housing and functioning AC (as outlined in KY stat 383.595), I would be withholding this month's rent ONLY until the AC was fixed. The landlord, Greg Gresham, then immediately threatened to evict us. He said they will fix the AC but that if we don't pay, we'll be kicked out. He said that late fees would also apply. I paid the rent, but I'm reporting his behavior. Resolution Sought The fact of the matter is, we've been paying more money in rent than this landlord legally deserves. He said that he would fix the AC, and that's fine, but I want the rent to be lowered to a reasonable rate for the ACTUAL value of the house I'm paying for, for the extra money I've paid in rent to either be returned to us or go towards future months' rent, and to be protected from being forcefully and illegally evicted. I don't trust him.
