The apartment I've been renting for the last nine months has had a number of electrical problems! I am continuously blowing the kitchen breaker for my coffee pot, (which it finally blew out my coffee pot completely), but yesterday my friend plugged in a vacuum and blew the whole living room/bathroom. They obviously have to much running off one circuit! After finally sending in an electrician to troubleshoot and fix it, the management called and told me I have to purchase Renters insurance if I want to stay til the end of my lease in November. I'm a disabled Senior, that had three strokes a year and a half ago, and have nothing but a hard time since. It will be all I can do to save enough money to try and get in another place come November let alone now at a days notice! They have terminated my lease starting November as I go outside to smoke, in my front yard, as I CANT walk down to the end of the street, like they'd prefer, now this! I'm afraid to go to sleep at night, the place may burn down! What are my rights? Thank you in advance, a hundred fold for helping me. I'm scared to death and don't know what to do. I have no means of being able to move out before November! Resolution Sought Quit threatening me with having to buy renters insurance or else...and telling me I have to be out now before my lease is up. Ive noticed I'm not the only tenant that's been having electrical issues! Are these units even safe to have tenants in???

Tenant moved in on November 4, 2020. To date tenant has submitted one work order to SRS property management on July 21, 2021 at 5:14pm via text message from a 3rd party person regarding electrical issues. Maintenance arrived at tenant's apartment at 5:57pm on July 21, 2021 to find that a circuit breaker had tripped. Maintenance reset the breaker and let the tenant know another maintenance personnel would be over later to inspect the unit at 8am July 22, 2021 maintenance found no electrical hazards and tenant was advised that she had to many high draw items plugged into one circuit which caused the circuit breaker to trip. This complex underwent an extensive remodel between 2018-2019. During that time every unit was inspected by the city of Mount Vernon prior to being leased. The tenant stating that would apartments are unsafe to live in is slanderous and liable for a lawsuit to which the owner plans to pursue unless removed from the internet within 24 hours. Tenant who rent from SRS Property Management are required to maintain and provide a renters insurance policy as outline in the lease. Tenants are given the options to furnish their own policy through an insurance agent or obtain the Landlords required resident liability insurance LRRL. If tenant does not furnish insurance from an insurance agent, tenant shall be automatically enrolled in LRRL for $12.50 per month. Tenant signed the lease agreeing to these terms on November 4, 2021. Tenants who rent from SRS Property Management all sign a smoking/vaping addendum. This addendum states that smoking and/or vaping is not allowed inside property or on the premises; including garages, sheds or outbuilding on the property. Violation shall be grounds for immediate termination of this rental agreement and forfeiture of entire security deposit. If the tenant knew she was unable to leave the premises to adhere to this addendum, tenant should not have signed it acknowledging the policy. Tenant was issued a 60 day Notice of non-renewal/termination of tenancy on July 23, 2021. In said notice tenant is explained that the landlord does not intend on renewing tenants lease at the end of the leasehold ending on 10/31/2021. This provides the tenant with more than 90 days notice. SRS Property Management has offered the tenant to move out early with no repercussions from breaking the leasehold if tenant really feels that unsafe where tenant lives, however tenant declined the offer within the lease signed by tenant it states the lease is not constructed to automatically renew at the end of the term of the leasehold and the lease renewal must be signed by both parties or landlord may serve tenants with 60 days notice to terminate lease at the end of the leasehold via personal service or posting and mailing said notice. Due 6to excessive lease violations, landlord has decided to not renewal tenant's lease at the end of the leasehold. Tenant must vacte the premises according to the notice. Served no later than midnight on October 31, 2021. Tenant has been in multiple tenant to tenant altercations including threatening and slandering other tenants, one of which resulted in the police being called and a report being made. Case number: 21-M11741 with the Mount Vernon Police Department. SRS Property Management asks that the lease and addendums to which were signed by the tenant be followed. However, give the numerous lease violation SRS Property Management does not intend to renew the lease with tenant and tenant will furthermore still be required to vacate the premises on or before October 31, 2021. SRS property management also asks that the slanderous statement posted online with Business Consumer Alliance be removed within 24 hours or legal action shall follow.
